The subject property currently comprises a large englobo parcel of uncleared mostly sloping bushland with rocky outcrops to part. The site slopes steeply from the south-eastern elevation down towards the northwestern elevation and access to the site is via a Right of Carriageway extending off Chase Avenue to the north-eastern corner of the site. We note that no services are currently connected to the subject property. Additionally, part of the subject land possesses a southern frontage to Roseville Golf Course where district views can be achieved to the northwestern, northern and north-eastern elevations.

Situtation: The subject property is situated on the southern side of Chase Avenue, approximately 240 metres northwest of the intersection of Ormonde Road and Chase Avenue.
Location: Approximately 14 kilometres north of the Sydney Central Business District (CBD).
Surrounds: Surrounding development comprises a mix of older style and more modern one and two storey residences. Surrounding the subject lot to the northern and western elevations is dense bushland within Garigal National Park. We note that Roseville Golf Course and Clubhouse is located immediately to the south and south-west of the subject property. The southern lots of the proposed subdivision back onto Roseville Golf Course.
